This is a Colony Green Condominiums market activity report for June 2017. This report is comprised of statistical data extracted from June 1st through June 30, 2017 from our local Multiple Listing Service (“MLS”) as of July 1, 2017.

Colony Green Condos Market Activity for June 2017

There is currently one pending “B Unit”sale that will most likely be reported sold in the July report.

There were three closed sales in the Colony Green Community in June 2017. The sales reported are listed below:

Reported Closed on June 2, 2017: “D Unit” which is the town home style end unit. This is a 1,294 square feet condo with 2 full master suites upstairs and a half bath downstairs. It listed on May 17, 2017. List Price $549,000. It was reported pending or under contract on May 25, 2017. The reported sales price was $637,000. 

Reported Closed on June 9, 2017: “D Unit” which is the town home style end unit. This is the same unit as described above. It listed on May 3, 2017. List Price $549,888. It was reported pending or under contract on May 11, 2017. The reported sales price was $603,000.

Reported Closed on June 28, 2017:  “B Unit” which is the downstairs end unit which has 2 bedrooms, 1 bathroom, 942 square feet. It listed on May 31, 2017 at $519,000. It went under contract on June 1, 2017. Reported closed sale price was $550,000. 

While three residents have moved on from the community the rooster at Colony Green continues to reside here.  The photo below was taken at 6 am while I was out walking.  I believe I startled him because as I walked by he began rapidly moving about the tree clucking. He flew from the tree across the street. As he landed he took off running.  No doubt this rooster is distressed when people approach. 

The Colony Green community is located in Blossom Valley in San Jose, CA. The community is across the street from Martial Cottle Park on the Chynoweth side of the park. It continues to be a desirable and still affordable place to live.

It is common for sales prices to vary depending on the size, location, and renovations completed, or not completed. I strongly believe marketing plays a huge role in the sales price as well. Keeping a home listed active for at least 7 days before accepting an offer means more people can see the home and likely spark multiple offers.
