I received a call from a business associate that had received a call from her sister in Minneapolis Minnesota asking if she knew anyone who could help her friends find a place to rent in San Jose, CA. The rental was to be short term. The plan was to buy a San Jose home once their home in Minnesota sold.
Finding a Real Estate Agent in San Jose CA
When my business associate was asked … “do you know anyone …” my name immediately came to their mind. The power of referrals. While I do not as a matter of business practice work in the rental real estate market, I am not one to say no to people who are in need of help.
Help is exactly what these folks needed. They had accepted a job transfer and were being relocated to San Jose. They were promised a place to live however the relocation company could not find them a place to rent that would allow their two large dogs.
Panic began to set in as they were loading their car to begin their four day journey to San Jose. As fate, luck, or my connections would have it, I was able to secure them a place to rent in San Jose. It was my relationship with the leasing agent that convinced the landlord to allow their two very large dogs. The rental was ideal because it had a fenced yard.
Hot Sellers Market in San Jose
I searched San Jose Homes for sale, and was their feet on the streets, so to speak, and previewed homes while they made their journey across the country. Offers were made and not accepted. Over the course of eight months 12 offers were submitted and rejected. We continued to look together. I continued to look at new homes that came on the market while they were at work.
Nine months into their home buying journey they fell in love with a town home in Blossom Valley San Jose. The property listed on December 4, 2015 at a list price of $639,000. The buyers submitted a very strong offer and their offer was accepted on December 8, 2015. Escrow closed on January 22, 2016.
Buyers without a lot of cash reserves or with FHA financing find that even very strong offers cannot compete in a hot sell sellers market in San Jose. Patience is more than a virtue when buying a home in a hot sellers market. Patience is a requirement. These buyers never lost hope and never gave up. They hung in their and their patience paid the big dividend of home ownership.
