I listed my clients San Jose home for sale in November 2015. The sale closed escrow on December 23, 2015. Because the sellers were buying a new construction home out of the San Jose area, I negotiated a rent back on their home while they waited for the new home to be completed.
While it was bitter-sweet for them to sell their San Jose home they lived in for 28 years it was time for them to downsize after they retired. It was important that they live close to San Jose because their children and grand-children live here.
While it may be rare, it does happen that true friendships are made in the people business of real estate. That is what happened with these clients. It makes their move bitter sweet for me. Thankfully, we talk on the phone and meetup when we can when they return to San Jose for business or to visit family.
These San Jose home sellers are very pleased with my listing marketing strategies and my professional style. I also represented them in the purchase of their new construction home.
Many buyers feel they do not need buyer representation either in purchasing a resale or new construction home. This is among the top 10 misguided or false beliefs in the business of buying a home.
The listing agent represents the seller and the sales associate in new construction works for the builder. While unknowing or unsuspecting buyers may be lead to believe the listing agent or the agent working in the model home has their back – they do not. A buyer’s best interests are only represented when they have an agent representing … them.
Thankfully, these clients understood that and I represented them in the purchase of their new home. I was involved in the process. Toward the end I was very involved in the communications regarding the closing on their new home. Coordinating their move from their San Jose home to their new home took planning and a lot of communication with the builder regarding status.
In the end, my clients are very happy in their new home. They are also happy with my services.
