“B Unit” Sold: This is a lower 2 bedrooms, 1 bathroom, 942 square foot condo. This listed on March 31, 2016 for $429,000. It went status pending on April 2, 2016. On April 29, 2016 the sale closed. (1) Listed on March 7, 2016 for $540,000. It went status pending on March 28, 2016. On April 22, 2016 the sale closed. Sales price was $520.000.  The total days on market was 22 days. This condo was very dated and no upgrades.

(2) Listed on April 1, 2016 for $499,950. It went status pending on April 7, 2016. On April 26, 2016 the sale closed. Sales price was $558,000.  The total days on market was 6 days. Photo displayed is representative of the type of unit only.

 

A word of caution regarding deceptive marketing practices.

We continue to see multiple offers substantially over asking price.  I received a “just sold” mailer from an agent boasting that the condo they listed sold for over $50,000 above asking price.  I laughed so hard I nearly torn a muscle in my gut. When looking at recently sold properties, the data indicates the condo was listed $50,000 below market comparable sold properties. While the strategy to list low in a Hot Sellers Market does work when demand is high and supply is low, because buyer demand is driving the market, I feel it is a deceptive practice to advertise in that manner. Deceiving the public is what a charlatan does.  I believe people deserve to know the facts, and the truth. That is the only way we can truly make informed decisions.
