Of the seven (7) offers received the one offer that stood out the most was not the offer with the highest offer price. It was the offer that followed instructions and provided the buyers’ lender approval letter and proof of funds.
When considering offers, we look at price, terms, and how well the overall offer package is presented.
- Did the agent writing the offer simply email the offer, or did the buyers’ agent engage with the listing agent in any way?
- Are the proof of funds document(s) current within 30 days or were they stale dated and months old?
- If gift funds were used for the purchase, was a gift letter and proof of funds provided?
- What are the overall terms of the offer?
- Are the contingency time frames realistic?
- Did the buyer and their agent review the seller disclosures and reports prior to making the offer?
A buyer may be extremely well qualified to purchase an Alum Rock San Jose home. The buyer and their agent will likely never know why their offer was not accepted. Often times, agents think it is because of the price – that the seller accepted the highest offer price.
