Beautiful sunset on 9-30-2017 in Colony Green

The entire San Jose Silicon Valley real estate market continues to be hot hot hot for sellers. The hot seller market presents challenges for buyers who find their self competing in bidding wars with buyers making offers substantially over list price with no contingencies. Demand remains high and inventory continues to shrink.

Sellers Beware – Don’t Be Fooled by Bidding Wars!

Don’t be fooled by a hot seller market creating bidding wars. An extreme lack of inventory does not mean a seller does not have to hire an agent with excellent marketing skills with a proven track record for listing, selling, and closing homes. All agents are not created equal just as all homes are not created equal. The homes creating extreme bidding wars are homes that are presented as a model home.

There was no sales activity again in the Colony Green Community in January 2018. While we have not gained any new neighbors in January we did lose one resident at the end of November. Our resident rooster was finally captured and taken to his forever home on November 26, 2017. He now resides on a ranch with many chicken friends.

Condo living is lifestyle living. Buyers are advised to make informed buying decisions by knowing the rules and restrictions of a condo association before deciding to buy a condo. Some associations are more restrictive than others. Knowing what homeowners can and cannot do is essential before deciding to purchase a condominium.

If you are considering listing your Condo for sale, a word of caution regarding online Home Value requests. Best practice dictates that a local real estate professional visit your home, ask a lot of questions, and then provide a current market value. We do not use an Automated Valuation Model (“AVM”) of homes.

Let’s chat. I’ll explain what I will do get your condo sold quickly and net you more money from the sale. It is also important that sellers understand their disclosure duties under Civil Code § 4525 and know why it is important to get an HOA Document Compliance Review.
