While listing homes for sale is my primary focus I do work with buyers who are past clients or referred to me by clients or other real estate agents.  It’s been a huge challenge serving the few buyers I have worked with in 2017.  It can take several months and countless offers written before an offer is accepted.  I wrote many offers in July for clients looking to buy in Cambrian Park. Offers were several hundred thousand dollars over list price with most contingencies waived.  Even with that many of the offers were not the highest and best offer accepted by the seller.

  • 59 Pending Sales (Under Contract). An decrease from 79 homes the previous month.
  • 79 Sold Homes. A increase from 62 homes the previous month.
  • Average List Price: $1,099,227 
  • Average Sales Price: $1,179,253 
  • Average Sales Price to List Price: 107.8%
  • Average Days on Market: 15 
  • Absorption Rate: 0.35 months of inventory which equates to an extreme Seller’s market.

A word of caution about statistical averages: The average list price and sold price is representative of the range of prices. Average prices are calculated by adding the total values of all homes and dividing that number by the number of homes listed and sold.

Living in a condo is not for everyone. Buyers need to educate their self on the condo lifestyle and make an informed decision before buying. There are rules and restrictions homeowners must follow.
