Colony Green Condos 2016 Market Activity
Listed below is the breakdown of the 2016 sold activity in the Colony Green condominium community located in Blossom Valley San Jose.
“A Units” – There were 7 upstairs 2 bedrooms, 1 bathroom, 919 square feet condos sold. Sold prices ranged from a low of $402,000 and a high of $515,000.
“B Units” – There were 6 lower 2 bedrooms, 1 bathroom, 942 square feet condos sold. Sold prices ranged from a low of $425,000 and a high of $510,000.
“C Units” – There were 5 town home style, 3 bedrooms, 1.5 bathrooms, 1,260 square feet condos sold. Sold prices ranged from a low of $552,000 and a high of $573,500.
“D Units” – There were 3 town home style, 2 bedrooms, 2.5 bathrooms, 1,294 square feet condos sold. Sold prices ranged from a low of $541,000 and a high of $558,000.
Builder modified “D Unit” – There was 1 town home style, 3 bedrooms, 2.5 bathrooms, 1,294 square feet condo sold. Sold price on this condo was $530,000.
The builder modified “D Unit” took place in the later phases of the 9 phase construction project. Both the original and modified “D Units” are end units sharing only one wall.
The condos were built in 1984 making the condos 32 years old in 2016.
As you can see from the chart above there were no closed sales in March and November. The community did not experience any homeowners that sold their home as a short sale and there were no sold REO condos in 2016.
104.8% was the average sale price to list price ratio in 2016.
Sneak peek into 2017 and we see one bank-owed (REO) which is currently sale pending. I’m seeing more short sales and REO properties in other markets in San Jose and Silicon Valley as well. Needless to say this has many real estate professionals pondering if we will experience a repeat of what we experienced in 2008 when the real estate market started to “crash”. I certainly hope not.
